Your commercial fire alarm system is legally required to be inspected and tested on a regular schedule. Most Chicago business owners know this at some level — but many are unclear on the specifics: what is actually inspected, who is authorized to do it, what documentation you are supposed to have on hand, and what happens if you let it lapse.

Commercial fire alarm systems in Illinois are subject to testing and inspection requirements established by NFPA 72 — the National Fire Alarm and Signaling Code — which Illinois has adopted through the State Fire Marshal's rules. Within the City of Chicago, the Chicago Fire Department enforces additional local requirements. Businesses in the collar counties and suburbs fall under the jurisdiction of their local fire marshal or authority having jurisdiction (AHJ), who may have adopted additional requirements on top of the state baseline.
The core requirement is this: all initiating devices, notification appliances, control panels, power supplies, and interconnected systems must be tested and inspected on a schedule defined by NFPA 72. For most commercial systems, that means:
Beyond the testing schedule, NFPA 72 and local codes require that all inspection and testing work be documented on the appropriate NFPA 72 inspection, testing, and maintenance (ITM) forms, with a copy kept on site and available for review by fire marshals, insurance inspectors, and building management.
Critically: the contractor performing the inspection must be licensed by the Office of the Illinois State Fire Marshal (OSFM). Hiring an unlicensed contractor does not satisfy the inspection requirement, regardless of what paperwork they generate. This matters when an insurance claim or code violation is on the table.
Important: A certificate of inspection from an unqualified or unlicensed contractor does not protect you from code violations, occupancy restrictions, or insurance claim complications. The credential behind the inspection is not a technicality — it is what makes the inspection legally valid.
A legitimate annual fire alarm inspection is a device-by-device evaluation. It is not a quick walkthrough with a clipboard and a sticker. Here is what a thorough inspection includes:
Control panel and power supplies. The main fire alarm control panel is tested for correct operation, proper response to alarm and supervisory conditions, battery backup capacity, and active communication with the central monitoring station. Primary and secondary (battery) power supplies are both verified.
Initiating devices — every one of them. Every smoke detector, heat detector, pull station, duct detector, beam detector, and other initiating device is functionally tested. Smoke detectors are also tested for sensitivity — they must fall within a specific sensitivity range defined by the manufacturer and NFPA 72. Detectors that are too sensitive generate chronic nuisance alarms; detectors that have drifted below sensitivity thresholds may not activate in a real fire. Sensitivity testing is one of the most important tests in the inspection, and one of the most frequently skipped by unqualified contractors.
Notification appliances. Every horn, strobe, speaker, and combination horn-strobe device is tested for proper operation and audibility. ADA-compliant notification requirements — spacing, candela output, placement — are confirmed.
Sprinkler system interfaces. Where the fire alarm is integrated with a sprinkler system, tamper switches, waterflow switches, and valve supervisory devices are tested and confirmed to generate the correct signals at the panel and at the central monitoring station.
Communication and monitoring verification. The panel's connection to the central monitoring station is tested to confirm that alarm signals, supervisory signals, and trouble signals are actually received and processed correctly. This test catches a failure mode that surprises many building owners: monitoring connections can silently go down — a line cut, a failed communicator, a configuration change — with no visible indication at the panel. You will not know your system is unmonitored until something happens and the fire department does not show up.
Documentation review. Inspection records from prior years are reviewed. Open trouble conditions and deficiencies from previous inspections are confirmed to have been corrected. All findings from the current inspection are recorded on NFPA 72 ITM forms.
In Illinois, any company installing, servicing, or performing required testing on a fire alarm system must hold a license from the Office of the Illinois State Fire Marshal. This is a minimum threshold, not a distinction.
Beyond that baseline, for central station monitoring — where your fire alarm panel communicates signals to a monitoring center that notifies the fire department — the monitoring provider should carry UL Listing under UL 827, the Standard for Central-Station Alarm Services. This listing represents ongoing compliance with requirements for physical security and redundancy of the monitoring center, staff training standards, documented response protocols, and regular third-party audits by Underwriters Laboratories.

There is also a practical difference that matters beyond credentials. A contractor who has maintained fire alarm systems in the Chicago area for over 30 years — who has existing working relationships with local fire marshals, knows the specific requirements of your jurisdiction, and will answer the phone when you need them — is a different thing than a contractor who subcontracts inspections to whoever is available and mails you a report.
The consequences of missing or failing a fire alarm inspection range from inconvenient to severe:
Code violations and fines. Local fire marshals conduct routine inspections of commercial buildings and respond to complaints and occupancy renewals. Operating without current fire alarm inspection documentation is a code violation. Fines, notices of violation, and reinspection requirements follow.
Occupancy restriction. In cases of significant or repeated violations, an authority having jurisdiction can restrict or revoke a building's certificate of occupancy until deficiencies are corrected. This means your business cannot legally operate from the space.
Insurance complications. Your commercial property policy requires you to maintain building systems in compliance with applicable codes. When a fire loss claim is filed, insurers will review maintenance records. A lapsed inspection — or an inspection performed by an unlicensed contractor — provides grounds to complicate, reduce, or deny a claim at exactly the moment you need it most.
Life safety risk. This is the point that matters most, and it is easy to lose sight of amid the administrative concerns. Fire alarm systems exist to detect a fire early and give people time to evacuate. A smoke detector operating outside its sensitivity range, a battery backup that has degraded past its rated capacity, a monitoring connection that went down months ago — these are not administrative failures. They are real failures that could cost lives.
